New management for Mountain Vail Reserve Community Association Effective March 1, 2024
Our new management company is now First Service Residential. Any previous enrollment with Cadden will be canceled for your security and any payments to First Service will not be debited until you update your account through your bank's bill pay service and when you sign up through the First Service Connect Resident Portal. Please reference your account number in your welcome letter when signing up. Online payments can be updated using the First Service Residental Click Pay Portal.

In accordance with the open meeting laws of Arizona, the HOA Board must give 48 hours’ notice for a board meeting.
The Mountain Vail HOA Board is giving residents notice that we will hold a HOA Board Meeting on Monday, 29 January 2024. The meeting will be held at the playground on the Richmond American side at the corner of Granite Butte Drive and South Desert Drive at 6:30 PM. Agenda noted below:

-President to report the efforts taken to identify a new HOA management to replace Cadden.
-Discuss and vote to approve a new HOA management company.
-Approve the President to give Cadden Management Company 30 days’ notice for termination of services.

Rick Rimmer - This morning I received a call from the Brightview supervisor about residents asking the landscaping crew to take care of an issue near their homes. Of course, the crew took care of it, trying to make the residents happy. But this has prevented the crew from completing the scheduled work for the day. The crew has been instructed not to do extra work outside the work that is scheduled unless they check with their supervisor. So, if the work does not get done do not get mad at the landscapers. Our landscaping schedule is tight with the amount of work required and available man-hours. I review the scheduled work every week with them. PLEASE let me know of your concerns and I will address them to the landscaper and we will add them to the schedule. I understand you may not like or accept the answer and you may think your concerns are not being taken care of but we always work them into the schedule. You may think that it is just an hour or so but that is an hour-plus out of the schedule that has a trickle effect on the weekly schedule. If there is a safety issue, they will resolve it and let the supervisor know. For those who are concerned about the yellow flowers on the ground-We have scheduled the flowers to be blown off the ground and collected on the 3rd and 4th week of this month. Hopefully all the flowers will be off the trees by then. We only want to do this once.
The 3-man landscaper crew is scheduled for Monday, Thursday and Friday of every week. We have changed the coverage schedule as follows: The Lennar neighborhood is the first 7 calendar days of the month. The Richmond American neighborhoods along Atterbury Wash and Chevrolet and a section of the KB neighborhood are scheduled the second 7 calendar days. The remaining section of the KB neighborhood and Phase 1 section of the Richmond American neighborhood are scheduled the third 7 calendar days. Phase 2 and Phase 3 of the Richmond American neighborhoods are scheduled for the fourth 7 calendar days. The landscaper will check the entrances once a week and take care of any issues. Fridays of every week grass cutting will be scheduled in the early morning hours. Irrigation leaks and emergency work will be taken care of as the need arises. If there are remaining days of the month, they will be scheduled for border work. For the observed Monday holiday, the man-hours for that day will be spread throughout the month.
